/ Questions

The short answers.

Everything investors ask before their first file — and a few things they wish they'd asked. Anything not here, Nico's awake.

Getting started

Who can borrow, and what it takes to get terms.

For fix & flip, bridge, and ground-up loans, yes — they're business-purpose loans to a business entity (LLC, corporation, or LP) on non-owner-occupied property. DSCR rental loans can also close in your personal name. No entity yet? Most investors form one in a day; we'll point you to how.

No. nexflip lends for business purposes only — investment property you or your family won't occupy. For a home you'll live in, Better Rate Mortgage handles consumer home loans at mybetterrate.com.

No. First-time investors are eligible on strong deals — up to 90% of purchase plus 100% of rehab on fix & flip. Credit and down payment set your leverage; experience improves your rate, with 3+ completed flips earning better pricing. The Deal Analyzer shows how the numbers move.

Your name, your entity (if you have one), the property address, and the deal numbers — purchase, rehab budget, ARV, and your exit. That's enough for a licensed loan officer to issue written terms. Documents come later, after you've seen terms you like.

Not to create an account, run the analyzer, or receive preliminary terms. A credit review happens once you decide to move forward, with your written authorization.

Programs & terms

Fix & flip, bridge, DSCR rental, and ground-up — how they differ.

Buying to renovate and sell → fix & flip: purchase plus 100% of rehab in one short-term, interest-only loan. Property ready as-is, or bridging to a sale, refinance, or lease-up → bridge: up to 80% of value, no rehab holdback, 12–24 months. Buying to hold → DSCR: a 30-year loan that qualifies on the rent, not your tax returns. Renovating then keeping it? Start with fix & flip and refinance into DSCR.

When you need to close fast on residential, multifamily, or commercial property that doesn't need a renovation — a time-sensitive purchase, a stabilized rental waiting on a refinance, or a property you're lining up to sell. Bridge loans go from $150K to $10M at up to 80% LTV, interest-only, with first-time investors eligible.

Your rehab budget is held and released in draws as work is completed and verified. The draw schedule is set at closing, and requests and inspections run end to end through the servicing portal — with your loan officer a call away if anything stalls.

Yes — flip-to-hold is a common path. Timing depends on seasoning requirements for the rental loan, so tell your loan officer early if holding is the plan; it can change how the first loan is structured.

Fix & flip, bridge, and ground-up loans are interest-only for the term. DSCR rental loans amortize on a 30-year schedule, with options laid out on your term sheet.

nexflip funds business-purpose loans for investors in 49 states, operating under Better Rate Mortgage, Inc. (NMLS #1852295).

Speed & process

What "as fast as same day" means, and what happens after.

On a complete file, a licensed loan officer can issue a written term sheet the same business day. Our target is 48 hours on a complete file. If it's going to be a no, you'll hear that just as fast — with a pointer to what might work instead.

Your file moves through six stages from terms to funded, every one of them visible in your dashboard, with an update at each transition. You never have to call to find out what's happening with your own money.

Every fee is itemized on your written term sheet before you commit. If something has to move before closing — an appraisal comes in differently, say — you know the moment we do, and why.

You get a straight answer, fast, and a real reason. Sometimes it's the deal, sometimes it's the structure — and often a different structure works. We'd rather tell you in a day than string you along for a month.

Documents & privacy

What we collect, how we collect it, and who sees it.

Through a secure channel we provide once you're moving forward — never by email. If anyone asks you to email financial documents, they're not following our process.

Not to create an account, use the analyzer, or receive preliminary terms. Identity and credit verification happen later in the process, only with your written authorization, and only through a secure channel.

Licensed staff working your file, and the capital partners needed to fund it. Our Privacy Policy spells out what's collected, why, and how to make a request about your data.

Nico

What the assistant does — and doesn't.

No — Nico is nexflip's AI assistant. It answers at any hour, runs your numbers, and books your loan officer. It never approves, declines, or sets terms on a loan; only a licensed loan officer does that.

Nico can show you how a deal pencils and what typically fits our programs. A qualification decision is a human decision, made by a licensed loan officer after reviewing your file.

The X Club

Membership and the deal board.

No. Membership is free — no subscription, no fees, no minimums.

Members will — the deal board is coming soon. It’s a member-to-member network — nexflip hosts it but doesn't source, list, or broker any property on it. Members deal directly with each other.

No — the club is open to any real estate investor, with or without an entity, even if your first deal is still ahead of you. Financing benefits apply after your first funded loan.
