Business-purpose loans only

All nexflip loans are business-purpose loans secured by non-owner-occupied investment property. Fix and flip, bridge, and ground-up loans are made to business entities; DSCR rental loans may also close in an individual’s name. Programs are available in 49 states where permitted, and terms vary by state, property, and borrower.

Broker disclosure

nexflip arranges loans that are funded by third-party lenders and capital partners. The funding lender makes the final credit decision. Compensation may be paid by the borrower, the lender, or both, and is disclosed in your term sheet and loan documents.

Advertised terms and estimates

Rates, leverage, and loan amounts shown on this site are program guidelines and starting terms. They are not an offer or commitment to lend. Your rate and fees may be higher based on credit, experience, property type or condition, location, loan size, or other risk factors identified in underwriting. Rates and fees are subject to change without notice. Final terms are set by the funding lender after verification and confirmed on your written term sheet, where every fee is itemized before you commit.

Timelines

Same-day term sheets and 5-day closings describe our fastest results on complete files. They are not guaranteed and depend on appraisal, title, and how quickly documents are provided.

Deal analyzer

Analyzer results are estimates based on what you enter. Profit figures assume a 6% sale cost and a six-month hold, and exclude taxes, insurance, utilities, and other holding costs.
