X Club terms.

The X Club is a free membership program for real estate investors, run by nexflip, a trade name of Better Rate Mortgage, Inc.. By joining, you agree to these terms, our Terms and Conditions, and our Privacy Policy.

Who can join

Membership is open to real estate investors age 18 and over, with or without a business entity. We may verify information you provide, and we may decline or end any membership.

Not a loan application

Joining the X Club is not an application for credit. No credit inquiry is made, and membership is not a commitment to lend. Financing benefits, such as priority review, begin after your first funded loan and do not change underwriting standards.

Features coming soon

The member deal board, events, and vendor rates are in development. We will email members when each one launches, and additional rules may apply at that time.

Deal board rules

When the deal board opens:

• Members post their own opportunities. nexflip does not source, list, verify, endorse, or broker any property, and does not act as an agent for any member.
• Members are responsible for their own due diligence, licensing, and compliance with the law.
• Posts may not offer securities or solicit investment capital from the public.
• Posts must be accurate and must not be misleading.
• We may remove any post or member at our discretion.

Vendor rates

Vendor rates will be provided by independent third parties. We do not guarantee any vendor’s services or pricing, and your agreement for those services is with the vendor.

Events

Events may be in person or online. You attend at your own risk and are responsible for your own conduct.

Member conduct

Treat other members with respect. Do not share other members’ contact information or deal details outside the club, and do not use the club to send spam or unsolicited offers.

Communications

We will email you about your membership. We will text you only if you have agreed to receive texts. See our SMS Opt-Out Language.

Changes and leaving

We may change or end the program at any time by posting updated terms here. You may leave at any time by emailing hello@nex-flip.com.
